I rarely finish the interior teak and teak-veneer on my 25D, but once every other year or so, I wash the interior woodwork with Murphy's Oil Soap. Maybe once, sometimes twice a year, I wipe it with lemon oil. Of course, my cabin interior is small, so this is not a terrible burden.

That's about right. I have to do it at the mooring. It's a PITA, but if it looks like there's going to be a few days of strong winds, it's worth the effort.You mean you change sails in the furler? Guess that's doable. Takes you about what - 20 minues

She should hire a surveyor. If not, it's usually caveat emptor, but as Jim says, if she wants the boat without a survey, you should give her a couple of hundred off. I'm facing the same problem with my 40-year-old 25D.
