I have a Cape Dory 25 (1973) with relatively new main sail and jib (two years old). Has a Tohatsu 8 hp outboard which works but is about 12 years old. Wow, that sounds like quite a bargain. We just picked up a Ty Senior about 2 weeks ago, though, so we're out of the market. But good luck selling her.
