I decided to deal with the teak this year. I washed it with a soapy boat cleaner, scubbed it with a mixture of water, 409 with some bleach( to get the black out), sanded alittle ( not much, I hate sanding). After it dried out I taped it (very important) and put on honey teak in one day. It looks great. If the reviews of honey teak are accurate it ought to hang in there awhile.
