what is the Bay Area market value of a CD33, 1980?

I am trying to find the current market value of a CD33, 1980.
I have seen the boat and it is in nice condition. It has a moderate amount of equipment and is a modified(I believe)cutter rig.
The most serious attention would need to be paid to the main sail as it appears to be original. All other needs tolled(at first sight) would be in the $4,000 range and that includes myself changing the standing rigging which does NOT need to be done today.
I have checked the BUC book and it says $38,500-$42,700. These numbers seem very low to me.
My friend bought his CD330,'86 for $62,000. What is a fair price?

BUC is a nation-wide average of sales--Boat/US (800-283-2883) has a more localized assessment of boat values. They compile their statistics in a somewhat basic way--when someone calls to start or cancel their insurance, they ask what the price paid for the boat was. When I talked with someone from Boat/US, they said that Cape Dorys are typically more expensive out west, perhaps because of the more plentiful supply here in the east.

The Southern Cross? Out of Berkeley? A very sweet boat. The market value of course, is just that ~ whatever the market will bear. But if you could get her for anything less than $60, we'd say she was a steal! Talk to you soon!

I have in the past been into the BUC online system but I don't believe you can access the price list, at least not to my knowledge.
I got the prices the old fashion way, at the library.
