Repairing The Mast Step on a CD 30 MKII

First I'd like to apologize if this topic has been covered before. I searched through 34 pages looking for "mast" and "step". Lots of Typhoons and CD's up to 28 feet but nothing on the scale of this mast. I'm not sure how many Cape Dory's have the mast stepped on deck but the 30 MKII certainly does. The fiberglass was cracked and there was a depression under the mast step so I assumed water had gotten in and rotted whatever core was in there. I needed to raise the mast off the deck so I could remove the step and dig into the base. This boat is behind my house and there was no way to get a crane back there. Also, taking the boat to a shipyard hiring a crane would cost more than I paid for this boat. The following pictures explain the madness of my method: (I used 1/4" galvanized chain to extend the shrouds and stays)
